Does an Alpharetta Mailing Address Mean the Home Is in the City of Alpharetta?
Not necessarily. The USPS assigns mailing city names by delivery route, so many homes in ZIP codes 30004, 30005, and 30022 carry an Alpharetta address while sitting inside Milton, Johns Creek, or Roswell.
Milton and Johns Creek both incorporated in 2006, and the Postal Service kept "Alpharetta" as the recommended city name for those ZIP codes rather than splitting its routes. Mail addressed to Milton or Johns Creek still arrives, but the postal name has no legal force. In my experience, this is the most expensive assumption in North Fulton real estate, because it quietly feeds every downstream number a buyer or seller relies on.
How Do I Confirm Which City a Home Is Really In?
Check three separate records, because three different agencies answer three different questions. The Fulton County parcel record settles taxes, the Fulton County School System portal settles school assignment, and the municipal building department settles permits.
I call this the Three-Record Check. Major listing portals often map a home's city from the USPS mailing name instead of the county parcel layer, so a listing can be right about one record and wrong about the other two.
- Tax record: Search the parcel on the Fulton County Board of Assessors site and read the Tax District code and itemized levies. A City of Alpharetta line means Alpharetta taxes the home; a Milton or Johns Creek line means that city does.
- School record: Enter the parcel address in the Fulton County School System attendance portal. Listing descriptions often infer schools from the mailing city instead of the actual boundary lines.
- Permit record: Ask the city that governs the parcel (Alpharetta, Milton, Johns Creek, or Roswell) for open permits and certificates of occupancy on finished basements, additions, and detached buildings.

On a representative $792,000 home, the gap between Alpharetta and Johns Creek is about $715 a year before exemptions. That comes from a 2.258-mill difference (5.750 versus 3.492 mills) applied to Georgia's 40 percent assessment ratio (O.C.G.A. § 48-5-7).

Milton's rate is lower than Alpharetta's, but it applies to higher values, since the median list price there was roughly $1.23 million in mid-2026. Milton mails its own bills in October, due in December, so proration at closing needs attention. A lender who estimates escrow with the wrong city's rate can be off by roughly $60 a month on this home, which matters when a borrower is already near the debt-to-income limit. Which High School Will the Home Actually Feed?
Only the Fulton County School System's parcel-level attendance zones decide that, not the mailing city or the listing description. Homes inside the City of Alpharetta can feed Alpharetta High, Milton High, Cambridge High, or Centennial High.
Alpharetta High sits on Webb Bridge Road, Cambridge on Bethany Bend, and Milton High on Birmingham Highway, and neighborhoods on either side of a municipal line can be assigned to different schools. One pattern to watch is a home marketed as "Downtown Alpharetta" but located south of Old Milton Parkway, which may fall in a Centennial zone in Roswell. Confirm the zone with the Student Assignment Office inside your due diligence window, which is typically seven to ten days on standard Georgia Association of Realtors forms. That window is short, and school assignment is easy to overlook until it closes.
What Else Changes at the City Line?
Parks access, 911 routing, permitting, voting, and some utility bills all follow the legal city limit rather than the postal name. Each difference is small on its own, but together they shape daily life and renovation plans.
- Parks and recreation: Wills Park and Alpharetta Community Center programs charge non-residents 50 to 75 percent more, such as $172.50 instead of $115 for a youth athletic program.
- 911 dispatch: Alpharetta and Milton calls route through the C3 Public Safety Communications Center at Alpharetta Police Headquarters, while Johns Creek routes through ChatComm. Give dispatchers your street address, because a wrong postal city can trigger call transfers.
- Permits: Renovation plans go to the city that governs the parcel, not to Fulton County.
- Voting: Homes with an Alpharetta address inside Milton or Johns Creek vote in those cities' elections.
- Stormwater: Johns Creek adds a user fee based on impervious surface, from $35.88 to $179.16 a year across residential tiers, billed each July with a 10 percent penalty on unpaid balances.
- Electric: Northern 30004 and parts of Milton are served by Sawnee EMC rather than Georgia Power under state territorial service lines.
The trade-off is real. Higher Alpharetta millage buys walkable access to Avalon, Downtown Alpharetta, and the Alpha Loop, while Milton's one-acre AG-1 zoning trades sidewalks and sewer for acreage, often with septic and a private well.
Where Do HOA and Club Fees Hide in Windward and The Manor?
They hide in the gap between the single "HOA fee" field on a listing and the association's resale estoppel certificate. In Windward, the $975 master assessment is only the starting figure.
The Windward Community Services Association collects a $1,000 Capital Contribution Assessment and a $295 resale package fee at closing. Roughly 10 of Windward's 45 neighborhoods add sub-association dues and capital or transfer charges of $1,000 to $2,500, and an illustrative enclave scenario reached $3,782 a year in dues plus a $1,500 transfer fee. At The Manor Golf & Country Club in Milton, a $3,600 capital contribution stacks on a $10,000 club initiation fee and $4,080 in annual dues.
The binding documents are the GAR Form F322 Community Association Disclosure Exhibit and the resale estoppel certificate from the association's management company (Access Management Group for WCSA). Request both as soon as you are under contract.
What Should Sellers and Estate Executors Verify Before Listing?
Verify the same three records before you list, so your listing says what the county records say. A wrong city, school, or fee statement is far easier to fix before a buyer's due diligence finds it.
If your home has an Alpharetta address but sits in Milton or Johns Creek, pull permit history from that city, not Alpharetta. A finished terrace level or detached building completed without permits can end a contract during due diligence. The $4.16 billion project broke ground on April 22, 2026, and is scheduled for completion in 2031, so corridor homes face years of construction before any commute benefit arrives. Homes beside interchanges like Old Milton Parkway and Haynes Bridge Road absorb the most noise and tree-buffer loss.
Adjacent parcels have shown roughly 15 to 25 extra days on market and modest price adjustments compared with interior homes. The long-term case rests on two tolled express lanes each way from North Springs MARTA to McGinnis Ferry Road and MARTA Bus Rapid Transit stops at Holcomb Bridge Road, North Point Mall, and Windward Parkway. Homes 1.5 to 3 miles from the Windward and Old Milton interchanges are the ones expected to capture the accessibility premium.
